Easements³

Palistar’s telecommunications easements strategy focuses on the direct ownership of easements on land, rooftops and other structures for cell site leases.  Our current focus is primarily across the United States with the aim of seeking to create long-term value both for our investors and for our property owner partners.  We find this ecosystem to be attractive for multiple reasons, including:

• Long-term lease arrangements with carriers that have a core cash yield and an escalator built into the lease agreement
• An opportunity for uplift in rents as more space is required over time to accommodate growth of networks
• Triple-net lease structures, driven by the mission-critical and strategic nature of the communications equipment that is installed by carriers and tower companies

We believe that the vast majority of U.S. land sites, rooftops or other structures hosting communications equipment of wireless carriers is independently owned by single landlords and / or non-institutional owners.  As such, we believe that there is a robust global opportunity to transact with these owners to acquire, aggregate and enhance these assets for subsequent sale.
